Before You Apply Applicant Criteria
We provide equal professional service without regard to the race, color, religion, gender (sex), disability (handicap), familial status, national origin, sexual orientation or gender identity of any prospective client, customer, or of the residents of any community.
Thank you for your interest in one of our professionally managed rental home. We require all prospective applicants meet the qualifying criteria below prior to completing the application.
The following is a list of our leasing criteria and general process for all applicants. This list is not meant to be all-inclusive. We accept all applications on a first come, first served basis. In some instances multiple applications may be reviewed at the same time for the same property. We process applications in the order in which they are received. The applications submitted are not considered complete until:
All applicants for the specified unit have applied.
All information required and supporting documentation has been submitted to Home Hub Prime.
Applicants have viewed the property they are applying for
Pet application has been submitted for each applicant
The following is a general list of information required for all applicants; some applicants may be required to submit information beyond this list.
Valid Government issued ID
Valid Pay stubs for the most current one-month period
Current photo of any pet listed on the rental application.
Current photo of any service animal on the rental application.
Documentation for service animal(s), upon request.
All of the above-listed information must be submitted with your application to be considered complete.
All Adult applicants 18 or older must submit a fully completed, dated and signed residency application and fee. Applicant must provide proof of identity. A non-refundable application fee of $75.00 will be required per each applicant 18 years of age and older.
If the home you're applying for is in an association it is the applicants responsibility to ensure the association application is completed with in 48 hours from the time of approval. The applicant will be required to be approved by a condo/homeowner's association and may have to pay an additional application fee or additional security or damage deposit. The timeline for this process varies depending on the association and it is the responsibility of the applicant to obtain this information.
Applicants must have a combined gross income of at least three times (3X) the monthly rent and a minimum of two years residential rental history is required.
Credit history and or Civil Court Records must not contain judgments, eviction filing, or bankruptcy within the past 7 years.
Income Verification: Income should be at least three (3) times the monthly rent and verifiable from an unbiased source: employer through pay stubs, tax returns, and/or bank statements. Self-employed income may also be verified with a CPA-prepared financial statement or tax returns.
Your employment history should reflect at least 6 months with your current employer. Transfers and/or relocations must have supporting documentation showing an accepted job offer. Any verification fees required by the employer must be paid by applicant. Applicants who do not meet the above employment or income requirements must submit Bank Account statements showing a minimum average balance equal to 3 months of rental payments, for the last 6 months.
Criminal records must contain no felony convictions for crimes involving violence, assault or battery, drugs manufacturing, firearms within the past seven years and no sexual offenses ever. In the event, a record comes back "adjudication withheld", “nolle prosse,” or “adjudication deferred,” further documentation may be required and the applicant may be denied on this basis.
Previous rental history reports from landlords must reflect timely payment, sufficient notice of intent to vacate, no complaints regarding noise, disturbances or illegal activities, no unpaid NSF checks, and no damage to unit or failure to leave the property clean and without damage at time of lease termination.
No pets (with the exception of medically necessary pets for the benefit of the occupant(s)) of any kind are permitted without specific written permission of landlord in the lease document, an addendum to lease, a non-refundable pet fee acceptable to landlord and/or an additional pet deposit or additional security deposit. Fees and deposits are waived for medically necessary pets.
A minimum non-refundable property preparation fee may be charged to the Resident(s) at time of leasing the property. It will be used at the end of your lease term to cover any needed cleaning, carpet cleaning and rekeying. Other mandatory minimum fees for cleaning, carpet cleaning, rekeying etc may be charged as per the lease. Resident(s) shall still be liable for amounts for damages, cleaning, rekeying etc that exceed this non-refundable property preparation fee or minimum fees.
Applicants will be required to pay a security deposit at the time of lease execution in a minimum amount of one month's rent. We reserve the right to require a higher security deposit and or additional prepaid rent.
The number of occupants must be in compliance with HUD standards/guidelines for the applied for unit.
We may require a holding or good faith deposit to be collected to hold a property off the market. In the event the application is approved and applicant fails to enter into a lease, the applicant shall forfeit this deposit. In the event the application is approved, this deposit shall be applied to the required security deposit.
Any exceptions to our company's criteria will need to be submitted in writing to the rental agent for presentation to the landlord for consideration. If approval is then given for such exceptions, additional security, co-signers, and/or additional advance rent payments may be required.
Our company policy is to report all non-compliance with terms of your rental agreement or failure to pay rent, or any amounts owed to the credit bureau and/or a collection agency and if the amount is disputed, it shall be reported as disputed in accordance with law.

After submission, an Application's status is one of the following:
1. "Incomplete": Home Hub Prime needs more information from the applicant to be able to process the application.
2. “Conditional Approval”: Approvals are conditional until all information is submitted and verified. Time is of the essence. An additional security deposit may required and can range from one months rent to equal to three months depending on how your application scores.
3. "Risk Assessment Offer": Applications that fall below our standard criteria may be approved on a Conditional basis and with additional terms offered to the applicant to offset potential risks to the Owner and Manager. See Risk Assessment below.
4. “Denied”: If an applicant is notified they are denied, the decision is final, no exceptions. Under Section 612 of the Fair Credit Reporting Act, you have the right to obtain a free copy of the report if you submit a written request to the reporting credit agency no later than 60 days after you receive notice of denial. Under Section 611 of that Act and state law, you also have the right to dispute the accuracy or completeness of any information in the report by contacting our credit processing provider. Examples of Reasons for Denial may include, but are not limited to: Not meeting Home Hub Prime's standard criteria; providing false, misleading or unverifiable information; failing to give proper notice when vacating a property; unsatisfactory previous landlord reference; frequent late payments or NSF's to previous landlords; unpaid collection on a past rental property; eviction-related public record within the past 7 years; if you have allowed any person(s), not on the lease, to reside on the premises; operation of an unaproved business out of the property (such as a daycare or pet-sitter) that would significantly increase traffic and wear/tear on the property; violating any of our terms of service during this application process; vulgar or unprofessional behavior or communication with Home Hub Prime.
Errors & Omissions: Every effort has been made to provide applicants with the most reliable and accurate information regarding the rental home you are applying for – however, changes often can and do take place to cause inaccurate information to be unintentionally transmitted. We encourage all appliacants to verify schools, allowable pets, expected features, and/or any HOA concerns or requirements prior to executing a lease agreement.
